Our Management Services
A general overview of our management services includes facilitating the
bookkeeping and maintenance functions associated with the Master Deed
and By-Law agreements adopted by the Association. Our services can be
tailored to meet the individual needs of your association.
Property Maintenance Supervision
Oversee proper & complete execution of work orders. Meet with required
outside contractors for pricing and review of invoices.
Emergency Maintenance
We are on call 24 hours per day, 7 days per week for emergency
maintenance, 365 days a year. Prior to contract start-up each resident
will receive an introduction notification with all of our company
contact information.
Convenient Payment Methods
We offer many options for payments of association dues. Such as the
convenience of automatic withdrawals of association fees with an
agreement from a local bank. Payments may also be mailed to our office
or the use of a drop box on the property.
Inspections
A Louisville Metro Realty property manager will be onsite at least
once per week to inspect the complex for items needing attention.
These items will be noted and assigned for correction.
Maintain open Communications with
Homeowners/Residents
Timely responses given to all letters and calls. Inform association
members of any rule changes. Contact residents with any occurrences in
the community.
Enforcement of Master Deed and By-Laws
Address violations with written notification and follow-up, keep Board
of Directors apprised of violation status, record and maintain
documentation.
Board Meetings
Louisville Metro Realty will provide a conference room for those
associations that do not have meeting facilities on their properties.
A representative of Louisville Metro Realty will attend monthly
meetings.
Financial Reporting
Maintain detailed records of collected maintenance fees, assessment of
late fees or NSF, accounts receivable/payable, operating and reserve
funds.
Deliver detailed monthly reports to the Board of Directors. Provide
year-end operating statement and balance sheet.
Annual Budget
Prepare and review the association’s annual budget with the Board of
Directors.
Review of Existing Contracts
Existing contracts will be honored and utilized. We will continually
review and monitor all contracts for quality and cost effectiveness.
Any areas for improvement will be recommended to the Board of
Directors.
Maintaining Files
Maintain current association files: homeowner files, contractor files
with bids and liability insurance.
